 Coming from a hard working rural upstate New York family, I’ve grown up with a strong work ethic and fervent family values. Going that extra mile is second nature to me.  Growing up in a family of 11 in northeastern Ohio, we were taught to always do an honest days work for an honest days pay. My mother was a mechanical engineer but her practice field was our household. Everything depended on teamwork. Whether we were delivering newspapers or selling raspberries and Scotch pine trees we grew on our property, it was a group effort! My father owned an independent insurance agency and working for him after college taught me the value of good service. That is what people want and deserve and it was a good feeling to provide it for them. To hear your customer’s needs and wants is one thing; but listening to them enables me to put myself in their position making it a pleasure to assist them. After traveling around the world for 25 years with my Navy husband, we arrived in Colorado Springs in 1997 and he retired in 2000. I am a people person at heart and my journey with Barbara to learn the real estate business and get to know all the wonderful people she has worked with during her career has been very rewarding. My goal each day is to serve our clients to the best of my ability with the spirit and energy it takes to make them feel they are the most important client we have. After all, they are! Being part of a family of five where Mom loved to entertain and Dad was the entertainment, with his sense of humor and talent on the piano; we always had people in our home. First Time Buyers >Structural Contingency
If you have a house for sale your buyers will probably include a structural inspection contingency in the contract. This allows them to have an expert check out the house, the major systems and the appliances.
A professional structural inspector can help buyers to "know" the house and to feel comfortable with it, but the inspection does not result in a pass or fail grade. The buyers will learn important facts about the house, such as where the water cutoff valve is located, in case of an emergency. The inspection may also help buyers set up a budget for repairs and determine if they want to invest in cost-effective measures to increase energy efficiency.
Buyers rarely back out of a sale after a structural inspection. Even if there are problems, you have the opportunity to negotiate a compromise and to avoid any obstacles that could seriously threaten the sale.
